Yes, and we recommend it. Viewings are arranged with the team over WhatsApp, and someone from Apex meets you at the property. If you are not in Bali yet, we can walk you through the villa on a video call instead. Send us the villa and the days that suit you, and we will confirm a time.

Yes. A security deposit is standard on every long-term rental. It is returned at the end of the lease, once the final inspection is done and the last utility bills are settled. The amount depends on the property and the length of the lease, and it is always confirmed in writing in the rental agreement before you pay anything.

Often yes, and it is one of the most common questions we get. It depends on the owner: some accept monthly payments across a yearly lease, others ask for the year upfront or for several months in advance. Tell us the villa and the length of stay you have in mind and we will confirm what the owner accepts.

It depends on the villa, and it is always the owner’s decision. Some of our properties welcome pets, others do not allow them at all. Tell us what pet you have before you fall in love with a villa, and we will only show you the ones where it works.

Most of our long-term villas have fibre internet and a proper place to work, but the connection varies from one property to another. If working from home matters to you, say so early: we will tell you what is actually installed in each villa rather than let you find out after moving in.

Payments are made by bank transfer to the Apex company account. The schedule, whether upfront, monthly or in instalments, is agreed with the owner before signing and written into the rental agreement. You always know the full amount and the dates before you commit to anything.

It varies by villa, and every listing states it. Usually included: pool and garden maintenance, and regular cleaning. Usually billed on top: electricity, drinking water and internet. Some villas also exclude the Banjar community fee or rubbish collection. Ask us about a specific villa and we will tell you exactly what is in and what is extra.

The price on the listing is the standard monthly rate. On longer stays there is sometimes room to discuss, but it is the owner’s decision, not ours. Tell us your dates and how long you plan to stay and we will put the question to the owner.

It is set per villa. Some accept two months, many are six months minimum, and some are yearly only. The minimum stay is shown on each listing, so filtering on your dates will only show you what actually fits.

No, you do not need a KITAS to rent a villa from us. Apex handles villa rentals, sales and management. We do not handle visa or KITAS applications and cannot advise on immigration matters, so for those please use a licensed visa agent.

Most of our villas have parking for at least a motorbike, and many have a car space or a carport. It is listed on each property. If you need car parking, tell us and we will filter on it.

This matters for buyers. Freehold (Hak Milik) is full ownership and, in Indonesia, is reserved for Indonesian citizens. Leasehold means buying the right to use a property for a fixed number of years, typically 20 to 30, and it is the usual route for foreign buyers. Each of our sale listings states which one applies and, for leasehold, how many years remain. We always recommend having a notary review the contract before you commit.

Canggu, Pererenan, Cemagi, Seseh, Umalas, Berawa, Tumbak Bayuh, Tibubeneng, Kedungu, Tanah Lot and Tabanan. If you ask about somewhere we do not cover, we will tell you honestly rather than send you to a property we do not manage.
